Moreno Valley’s Preferred Developer Highland Fairview has New Foreclosure Proceedings Filed
Top Tier Construction has started foreclosure proceedings and filed their Lis Pendens Documents with the Riverside County Recorder’s office as of June 5th, 2012, this bring the total of on again of again actions against Highland Fairview and its infamous Skechers Building to a number too high to keep count.
With these constant actions being stopped with promises to pay or offers of settlements far below the original bids and actual due bills, one can only imagine what the future will hold if Highland Fairview moves forward on any other projects within the City of Moreno Valley.
Highland Fairview the one time one building developer has a track record most Cities would fear to do business with, but not Moreno Valley, no they are more than willing to bends its citizens over forward break out the lube and let them have it from behind.
How will the World Logistics Center and the Aquabella Wellness Campus proceed and at who’s cost?
The document number for this latest filing is 2012-0258631 and is against Skechers USA Inc.; HF Logistics-SKX T1, LLC; HF Logistics-SKX T2, LLC; Highland Fairview Properties, LLC; Safeco Insurance Company of America; Bank of America National Association; J D Diffenbaugh, Inc.; and Kemp Brothers Construction, Inc (believed to be the company which was chosen to take over from J D Diffenbaugh).
Why the Preferred Developer?
Well I guess you need to ask Moreno Valley Council District Candidate Thomas Owings about that one, it seems that they are at least his “preferred developer.”

Maybe Highland Fairview should worry about paying for its first ever development before it starts pushing the Moreno Valley Citizens around for yet another one.



How long will it actually take for the court to take action to start seizing assets from the parties involved if the liens remained unpaid for the Skechers building? I wonder if this could start the process of finally financially ruining Benzeevi.
The court will not take any action until a case is fully litigated, and as of yet, most of those who are owed money are being put off with promises to pay or offers of lower amounts than owed.
A party has to prevail first in order for there to be any action taken, and then it will only be through the actions of the prevailing party using the court, the court is neutral in the actions.
During the real estate bubble the banks would lend anyone who had a pulse money to either start a mortgage or to buy land despite the fact they by no means could qualify for a basic loan. Iddo Benzeevi has the intelligence level of someone of that mentality. He can’t sell his land, there is no real demand for a company that wasn’t mislead during the volatile real estate bubble to build a distribution center all the way on the end of eastern Moreno Valley, there will be too much competition from changing patterns in the logistics industry, Benzeevi has no funds to build an actual building himself or to pay his own bills. The cost just gets passed onto some other entity he has mislead or given a good amount of money to sway on his side. He may get millions from the city, but a double-dip recession in the United States is highly likely and a turn in that direction will do enough damage to the economy of the already hurting the Inland Empire to wipe out his stakes completely. That is actually one thing about this recession that can be looked forward too. No one in Moreno Valley will be able to pocket the city for much longer to come.

It’s strange the six months after the building was occupied by the Skechers corporation in December that they have not begun to pay off their liens for the construction of the building they hired crews for to complete since Highland Fairview’s contracting firm fell through and they contributed nothing to the construction of the warehouse except the land and corporate park name. Too strange it that it’s been close to a year now that the building was completed in July or August of 2011 and still nothing has been made towards payment either. I wonder if Skechers is refusing to take the debt on their own because Iddo Benzeevi and Highland Fairview cannot pay for it and may be looking interested in leaving the deal behind for another property. It’s too early to speculate on this aspect of the construction though.
This became a joint project between Highland Fairview and Skechers through various LLC’s. It’s just as much Skechers issue as it is Highland Fairview’s.
